Position:
The Construction Senior Project Manager will be responsible for:
Preconstruction
o Collaborate with the Construction Manager:
- Track schedule of design team on issuance of design deliverables
- Drawing Review – coordination of design, constructability, VE opportunities, completeness of design
- Budget review and tracking, pricing exercises
- Construction schedule Reviews
- Logistics Input
o Permitting
- Actively manage all required items for permitting
o Utility Service Providers
- Communicate and coordinate to ensure utility installation meets construction schedule
GMP Preparation / Procurement
o Participate in a hands-on buyout approach alongside the CM to negotiate directly with subcontractors on all contracts
o Work with CM to identify and verify qualified subcontractors for each scope of work
o Manage the bid buy schedule to maintain project timelines
o Review subcontractor scopes of work for completeness and accuracy
o Work with contractor and design team to identity gaps in scope prior to subcontractor award
o Track all line items of the budget throughout GMP negotiation
o Diligently track and minimize qualifications / assumptions and owner allowances
o Track VE and alternates with design team input; ensure that drawings are coordinated with the GMP details
o Provide experience and insight throughout the bid-buy process
Construction Administration
o Day-to-day liaison with the CM Management and Superintendency to:
- Track progress (schedule management) both short- and long-term milestones
- Manage QA / QC process throughout all phases of construction
- Use of experience and knowledge to identify potential issues before they become critical
- Hold design team accountable on RFI, submittal reviews, and design decisions
o Cost Management
- Maintain ACR independent of CM
- Review and negotiate CO’s with CM / subs
- Manage requisition process with the lender and CM accounting team
o Ensure enforcement of OCIP requirements
o Work with local agencies, design team and development team to assure timely approvals and signoffs
o Oversee MEPFP coordination process with design team and CM, provide direction to design team as needed to solve issues
o Track inspection and consultants field observation reports and coordinate closure of deficiencies with CM and subcontractors (Architect, MEP, Façade, ADA, elevator, commissioning, sustainability, concrete testing, etc.)
o Manage the Certificate of Occupancy administrative process to ensure all required items are expeditiously tracked and received
Turnover & Closeout
o Oversee punch list of all components of the project
o Oversee team responsible for turnover and acceptance of units. A process must be maintained so construction coordinates with sales team and hotel operator to ensure that units are ready for closing / turnover and occupancy
o Ensure the CM / subs provide all closeout documents and transitions to the building to operator (training, as-builts, manuals, warranties, attic stock, etc.)
o Oversee the financial closeout of all trades and CM, including final lien waivers

The project is expected to enhance the luxury offerings in the region and attract visitors and residents from around the world.
