Position Overview

St. Paul’s School seeks an accomplished, collaborative, mission-driven, and visionary leader for Facilities and Planning to develop and lead the school’s campus renewal initiative. This strategic leader will serve as a galvanizing steward of St. Paul’s School’s campus and will be responsible for the leadership of all physical planning (including developing design standards and leading space planning efforts), new construction and renovation, and the efficient operation and maintenance of the campus buildings and grounds.

Key Areas of Responsibility

  • Manage St. Paul’s School’s significant investment in renewing and maintaining its beloved campus, ensuring that the facilities and campus support and enable the school to fulfill its mission. Steer the high-level plan for the implementation of the Campus Renewal program over the next decade, making steady, visible progress that inspires confidence while maintaining flexibility and nimbleness. Support colleagues in Advancement (fundraising) as they seek to inspire and engage donor interest for campus renewal. 
  • Guide a Facilities and Planning department, which reflects a clear understanding of the school’s direction as well as national trends and innovations in the management of residential school capital improvement programs and facilities operations. Help strengthen the entire 55-person department through processes, procedures, technology, and management. 
  • Serve as a key resource to the Chief Financial and Administrative Officer in her role as staff to the Grounds and Buildings Committee and advise the Board and senior leadership of the School. Convene and staff on-campus governance committees that relate to campus renewal and capital programs. Prioritize renovation and repairs needed to steward and maintain the campus and develop and manage plans and budgets to best accomplish campus stewardship and renewal.
  • Work with firms and project managers to create criteria for the review of plans   and specifications for new construction and significant renovations and monitor the implementation of such plans. Shepherd programs through the design process, ensuring that   St. Paul’s School’s best interests are met through appropriate design decisions. Oversee the procurement of all design and construction services at the School.
  • As the department’s lead planner, design and lead a sustained planning function in the department and for the campus, establish design guidelines, produce, and update long-range plans, including financial plans, to support them – and regularly monitor those plans during implementation through to completion.
  • Oversee the Director of Facilities Operation’s management of the day-to-day operations and maintenance of the campus, including custodial services, maintenance services (the trade shops), the central utility plant, grounds, and motor pool. Establish and monitor performance targets for operational effectiveness, financial efficiency, and continuous improvement.
  • Directly supervise managers with senior-level responsibility for the entire Facilities Management and Planning department, which has an operating budget of $10M (including salaries and benefits) and an $8M annual major maintenance program. 
  • Foster and maintain a strong line of communication between design and construction and facilities operations. 
  • Oversee the analysis, development, implementation, and monitoring of all facilities budgets, including operations, maintenance, and capital project budgets, ensuring that the department is delivering services in the most cost-effective way. Deliver facilities’ budget targets and agreed financial performance objectives.
  • Promote the professional development of department staff with a strong work ethic   within the department. Effectively oversee the full range of departmental activities and services, and capably lead the senior management team in fulfilment of the department’s objectives.
  • Serve as a politically astute, key spokesperson and leader for the school on physical planning, design, development, construction, and facilities/operations issues, developing and maintaining a positive relationship with the school community, the town of Concord, NH, and state and local government agencies.

Primary Goals and Objectives

Bring to a successful completion the comprehensive planning process (currently underway) that will serve as a tool to assist the Senior Director of Facilities and Planning to:
 
  • Deliver the campus renewal program over the next decade, achieving steady, visible progress over time. Facilitate continuing long-term planning to ensure that campus renewal meets the evolving needs of the institution and remains fully aligned with the strategic direction of the School. Ensure those who study, work, and live at St. Paul’s School      experience meaningful improvements in the campus that meet their needs.
  • Deliver new construction and renovation projects that accomplish the agreed program and scope within, or below, budget and on schedule, with a level of quality that meets standards   and enhances the campus. Gain confidence from School leadership and the Board that St. Paul’s School has obtained the best possible solution at the lowest total lifetime cost that achieves the program – including design and aesthetic – objectives.
  • Develop and implement design and space planning standards that are broadly   and enthusiastically supported and maintain and enhance the excellence of the campus – both its buildings and landscape.
  • Ensure that St. Paul’s School’s campus is attractive and well cared for – that the work and service meet standards and expectations. Lead efforts to better align campus user expectations, service delivery, and available resources and budgets; strengthen service delivery where necessary. 
  • Develop, build support for, and execute a plan to address deferred maintenance, implementing a comprehensive planned and preventive maintenance program that complements the major renovations occurring through the campus renewal program. Prioritize upgrades/upkeep of campus buildings and landscape through the maintenance programs. Demonstrate that the re-investment in the campus is as strategic and efficient as possible.
  • Develop and recommend plans to advance the School’s sustainability efforts; provide leadership for the development and implementation of goals, policies, and projects related to energy and natural resource conservation and efficiency, LEED (Leadership in Energy and Environmental Design) and sustainable buildings, and waste reduction and diversion. 
  • Proactively identify and pursue new methods for delivering services at lower cost. Enhance   the cost-effectiveness and efficiency of the entire Facilities Management and Planning department and its operations. Build a culture that seeks out new ways of achieving objectives at lower total cost and with greater efficiency. Reliably deliver (or come in under) agreed upon operating and capital budgets. Strengthen the department’s procurement and supplier management processes and procedures.
  • Oversee the development and implementation of long-term plans to ensure continued cost-effective provision of key utility services to campus, including heating, cooling, power, water, and waste removal. Develop plans and secure funding to reinvest in campus infrastructure that supports the School’s mission, as appropriate. 
  • Foster effective communication and collaboration between units within the Facilities and Planning department and ensure that managers work effectively as a team, strengthening the management and development of the entire department. Better leverage technology, knowledge, and process management. Introduce innovative approaches and techniques as appropriate to build on St. Paul’s School’s existing assets. Strengthen supervision and develop talent at all levels of the department, building on the significant institutional knowledge and loyalty of the facilities staff. Ensure staff follow environmental and work safety requirements, and that the department and its clients are well served by motivated and effective employees.
  • Strengthen working relationships between the Facilities and Planning department and the campus community (faculty, students, and staff). Achieve enhanced credibility and trust within the department and the St. Paul’s School community.

About the School

Founded in 1856 and affiliated with the Episcopal Church, St. Paul’s School is a coeducational college preparatory high school located in Concord, New Hampshire (about an hour north of Boston). The grounds are home to approximately 545 students from 37 states and 28 countries. All students and approximately 110 full-time faculty members live on the grounds. 

The School’s mission is to educate students “to build purposeful lives in service to the greater good. As a place for humane and rigorous education within a setting of great natural beauty, St. Paul’s comprises 2,000 bucolic, historic acres and wonderful buildings that include 17 dormitories, Ohrstrom Library, Friedman Community Center, Performing Arts Center, Crumpacker Gallery, Hawley Astronomy Center, the Chapel of St. Peter and St. Paul, the Lindsay Center for Mathematics and Science and the Sheldon Library. Among the School’s athletic facilities are a 95,000-square-foot Athletic and Fitness Center with an 8-lane indoor swimming pool and two gymnasiums, the Crumpacker Boathouse overlooking Turkey Pond, dual ice rinks, squash, and indoor tennis courts, nine athletic fields and a lighted artificial-turf field. 


Strategic Initiatives at St. Paul’s School

St. Paul’s financial position is exceptionally strong, with one of the largest endowments for a school of its size. As of June 30, 2023, the endowment was valued at approximately $702 million. 

The Facilities and Planning department engaged a globally recognized consulting firm to assist in creating a comprehensive campus plan that will outline the long-term direction of the School’s physical environment to ensure the highest and best use of land and resources in support of the institution’s mission and strategic plan. The Plan will provide strategic guidance for future projects, including analyses, prioritization, siting design, and planning options and pathways for implementation. Most importantly, it will prioritize student and faculty needs, programmatic innovation, safety and security, peer and competitor benchmarks, and long-term realities of climate change and environmental sustainability. Several projects are currently in progress including the Fleischner Family Admissions Center, a LEED-silver targeted building which is slated to open in early 2025.

Requirements

​Education

  • Bachelor’s degree in Architecture, Engineering, Construction Management, Business or related field and equivalent work experience is required.
  • Relevant master’s degree and/or applicable licensure or certification is preferred.

Qualifications

  • Minimum of 15 years of progressively responsible experience in facilities management, design, and construction, and/or real estate development. Professional experience in a School or university campus setting, or in similar organizations, is preferred. Demonstrated   managerial experience in a complex, consultative and mission-driven culture like that of higher education is helpful.
  • Capital Project Expertise: Experience with large capital projects ($60M+) or multiple, smaller scale projects as part of a capital program with a minimum concurrent program value of $100M. Understanding of all building construction trades and effective project delivery. Significant expertise in development, capital planning, design, and construction, and the ability to successfully introduce more efficient development practices from outside the School.  Deep knowledge of regulatory environment, including construction permitting requirements, workplace safety requirements, and environmental regulations. Understanding and appreciation of the critical components of space planning for a beloved campus like St. Paul’s School.  Experience designing, organizing, and leading a physical planning function, at both the departmental and institutional level. Strong aesthetic vision and sensibility, encompassing both buildings and the landscape in which they are situated.
  • Facilities/Property Management: Expert in creating efficiencies within facilities operations through organizational restructuring as well as implementation of facilities management technology and re-engineering of processes to enhance business practices. Demonstrate deep understanding of how to address aging buildings and infrastructure. Experience developing preventative and predictive maintenance strategies and creative approaches to deferred maintenance. Proven mechanical and engineering expertise or experience. Understanding of all Central Utility Plant operations (Co-Generation, HVAC).
  • Sustainability: Experience developing strategic initiatives tied to the utility management plan, consumption measurement, conservation technologies, renewable energy, sustainable systems, policy program development and implementation, utility recharge and forecasting, energy commodity market analysis and procurement of natural gas and electricity.  Understanding of related state, federal, and local environmental laws, and regulations. 
  • Teamwork/Collaboration: Demonstrated ability to build and establish credibility with all members of the School community; ability to connect with diverse constituents with a variety of perspectives and priorities. Inclination to collaborate with peers and colleagues (ex. the Communications Office) to ensure timely communication of pertinent items regarding the status of Campus Renewal and other projects to facilitate campus engagement and generate/maintain excitement for campus transformation. Demonstrated ability to facilitate authentic relationships with donors and support responsive planning and quick studies to engage potential donors. Ability to work with and   gain the respect of faculty and facilities department staff.
